About our mould cleaning service

Mould grows wherever moisture sits on a surface for long enough, most often from condensation in bathrooms, kitchens, bedrooms and cold corners of external walls. It can also follow leaks, penetrating damp through walls and roofs, or rising damp. The NHS and UK health guidance warn that damp and mould can affect anyone, and particularly people with asthma or other respiratory conditions, allergies, weakened immune systems, babies, children and older people.

We clean and treat affected areas thoroughly: surface mould is removed with appropriate fungicidal products rather than just bleached, porous materials are assessed, and surfaces can be finished with anti-mould paint or new sealant. Just as importantly, we look at why the mould appeared and tell you plainly whether it is a condensation and ventilation issue or a damp problem that needs a separate repair.

Our mould cleaning services

Black mould removal

Mould cleaned from walls, ceilings, window reveals and corners using fungicidal treatments that kill the growth rather than just lightening the stain, with surrounding areas protected.

Bathroom and kitchen mould cleaning

Mould removed from ceilings, tile grout and silicone, with badly stained sealant cut out and replaced so the bath, shower or worktop looks clean again.

Window and frame mould

Mould cleaned from frames, sills, seals and reveals where condensation collects, which is one of the most common problem spots in UK homes.

Anti-mould paint and finishing

Treated walls and ceilings sealed and redecorated with anti-mould paint, so the area is left clean and finished rather than patchy.

Landlord and end-of-tenancy mould treatment

Fast mould treatment between tenancies or in response to tenant reports, with photos and a clear note of what was done and what caused it.

Condensation and ventilation advice

Practical advice on reducing moisture, from extractor fans and trickle vents to heating and drying habits, and a recommendation for a damp survey where the cause is not condensation.

Mould cleaning: frequently asked questions

How much does mould cleaning cost?

Professional mould cleaning for a single room usually costs around £200 to £400, depending on the size of the affected area and how far the mould has spread. Treating several rooms or a whole property typically costs £700 to £3,000. Resealing a bath or shower and painting with anti-mould paint are usually priced as extras.

Is black mould dangerous?

Mould in the home can cause or worsen health problems, especially respiratory symptoms, asthma and allergies. People with existing lung conditions, weakened immune systems, babies, children and older people are most at risk. UK government guidance says landlords and occupants should treat damp and mould seriously and deal with the cause rather than just the visible growth.

Can I just use bleach on mould?

Bleach can lighten mould on hard, non-porous surfaces such as tiles, but on plaster, paint, sealant and wood it often removes the colour without dealing with the growth in the material, so the mould comes back. Fungicidal mould treatments are more effective, and badly affected sealant or porous materials are often better replaced.

Why does mould keep coming back?

Because the moisture that caused it is still there. In most UK homes the cause is condensation from cooking, washing, drying clothes indoors and breathing, combined with poor ventilation and cold surfaces. Unless ventilation, heating or a damp problem is dealt with, mould will usually return within weeks or months of cleaning.

Is mould caused by condensation or damp?

Condensation mould usually appears as spots on cold surfaces such as window reveals, external wall corners, behind furniture and on bathroom ceilings, and gets worse in winter. Mould caused by penetrating or rising damp tends to follow a tide mark, staining or a specific leak point and may be accompanied by damp plaster or salts. If the cause is not clear, a damp survey is worthwhile.

Who is responsible for mould in a rented home?

Landlords must keep rented homes free from serious hazards, including damp and mould, and fix problems such as leaks, faulty ventilation and inadequate heating. Under Awaab's Law, social landlords in England have had strict deadlines since 27 October 2025 to investigate and fix significant damp and mould. The government has legislated to extend Awaab's Law to private rented homes through the Renters' Rights Act, with the start date set separately. Tenants are expected to heat and ventilate reasonably.

How long does mould cleaning take?

A single room or bathroom is usually cleaned and treated in a few hours. Larger jobs with resealing and anti-mould painting may take one to two days, allowing for drying time between coats.

How can I stop mould coming back?

Keep moisture down and air moving: use extractor fans when cooking and showering, open trickle vents, dry clothes outside or in a vented area, keep the home consistently heated, leave a gap between furniture and external walls, and wipe away condensation each morning. If mould returns quickly despite this, there may be a ventilation fault or a damp problem.
